Below is a list of tasks we performed under a blanket authorization granted to Evanisko Realty by the selling stakeholders providing our ability to facilitate entitlement measures with the City of Los Angeles which would serve to protect the property’s value and ensure its timely sale.   1. Time is Money.  Evanisko processed the LAHD Replacement Unit Determination (RUD) memo predicated on the site’s most likely highest and best use scenario (a 100% affordable ED-1 development) to eliminate a six-month bureaucratic hurdle.

  2. Permits add Value.  Evanisko expedited demolition permits to a ready to issue status (RTI) to eliminate another bureaucratic hurdle which was particularly critical in this transactional context.

  3. Encumbrances Erode Certainty.  Evanisko expedited the Department of Sanitization's termination of Low Impact Development (LID) covenant to cut ties with prior economically-defunct entitlement actions lingering on title.

  4. The “X” Factor.  Evanisko facilitated negotiations between selling stakeholders and the private first TD holder to stave foreclosure proceedings and effectuate a “short sale” while also facilitating lis pendens termination concurrent with closing.
